You are asked to have a four-point inspection by your insurance company, and you don’t know what that is. A four-point inspection is the age and working condition of all your major components of your home. This means an inspector will come out and check on things in your home that may make it feel invasive to you. Let’s get prepared for this inspection so that the inspector can get in and get out without making it uncomfortable.
First, let’s be sure your inspector can get to your HVAC, Electrical Panel Box and Water Heater without obstacles. Electric panel boxes should be cleared around and in front for at least 36 inches. Your water heater should not have tools, rags or paper piled up on top or around the sides. Your Water Heater should have easy access to get in front and side so that the Data plate can be read. No brooms, hockey sticks or other long-handed items leaning against it. If your HVAC is up in the attic, there should be nothing stored on top or on the plywood supporting it. The condenser unit outside should not be covered with weeds or engulfed in bushes to hide it. The condensation line should have a clear path to empty. Then you need to have all, and I mean all the water lines under sinks and toilets clean, and observable without clutter for pictures. Those are basic things an inspector needs to check for the report and if you make sure everything is good above, you will have a pleasant visit that saves a lot of discomfort. Hint: if you change out your water supply lines from your sinks, please use braided metal lines and not PEX as most insurance carriers will assume you need a whole house water line change out if you use PEX.
